The Process...
• First read the Design Review Guidelines and share them with your designer.
• Work on your plans with your architect or home designer.
• Now contact the Design Review Committee. The committee will send an application to you.
• Please forward back the Application with your fee. See the information on the website.
• The Committee now reviews your plans and can accept them as is or make some comments regarding changes or suggestions.
• Once the final plans are approved you are free to go to the city for your Build Permit.
• As long as the home is built within a 12 month period once you start construction, a large portion of that fee will be reimbursed to you.
• When your home is completed, you have one year to finalize your landscaping.

Design Summary and Drawing Requirements
Key Design Requirements (refer to Design Review Guidelines for a complete description of the requirements) Greenhorn Creek home designs should suggest an updated version of century-old foothill area farm houses. Any such design should include:

1. As historic foothill houses evolved, many included additions to the original structure, with separate roof lines, shapes and siding styles for each addition; many also included dormers (gable, shed roof and eyebrow shapes); these are key features that should be incorporated into GHC designs

Frequently Asked Questions

Does GHC have an HOA?

No, GHC has CC&R's that govern the community at large and is managed by Design Review.

Can we store RVs, Boats or other types of recreational vehicles at our home in GHC?

Yes you can, but only  of it is stored in an enclosed garage and not on any driveway or street.  

Can we rent our home short term on VRBO or other?

No, you cannot unless the home is in the cottage area near the community pools. However, long term rentals are allowed.

Can fencing be installed around my property?

Any fencing must be approved by Design Review. A key community element in GHC is that typically no fencing is allowed unless it is split rail open type fencing.

Prior to building our home, do we need to get design approval from Greenhorn Creek Design Review?

Absolutely! The owner, not the contractor, is required to get this approval prior to going to the City for the Build Permit.

If repainting or changing the color of my home, do I need approval from Design Review?

It is recommended that a change in color go through DRC, however, if the color is a natural landscape color, this is allowed. Any shades of red or blue must go through Design Review.

What are the Design Review Fees?

Amended Design Review Fees Effective 2017-2022
1. Architectural Plan Review Fee $500
2. Architectural Security Deposit $1500 *(Refundable upon timely completion)
3. Design Review Compliance Fee $500 Total $2500
4. Landscape Review Fee $250
5. Landscape Security Deposit $TBD ** (Refundable if timely) Total $250
6. Plan Review for remodels $250
7. Plan review for revisions in excess of two $250 * If the home is completed within 12 months, the security deposit will be refunded. **Landscaping must be completed within 9 months following completion of the home.
